Terms of service

Short and plain: what the connector is, what it is not, and the few rules for using it. By connecting it to your AI assistant (Claude, ChatGPT or Codex) and calling its tools, you agree to these terms.

Connector Rental Market Data Effective date Publisher Herman Chan Contact herman@hermanchan.ai

1The service

Rental Market Data is a read-only data service for multifamily and build-to-rent site screening, published by Herman Chan as an individual. It answers lookups about housing supply, rents, demographics and home values through nine tools. None of the tools writes, changes or deletes anything. There is no account; a connection is an anonymous random id, as the privacy policy describes.

2No warranty

The service and its data are provided as is and as available, without warranty of any kind, express or implied, including accuracy, completeness, timeliness, fitness for a particular purpose or uninterrupted availability. Public records lag, operators change their prices, and filings are sometimes wrong. To the extent the law allows, the publisher is not liable for any loss or damage that comes from using the service or relying on its answers.

3Not advice

Answers are market research, not investment, appraisal, financial, tax or legal advice. A home value index is an area level, not a valuation of any property, and a rent comp is one operator’s published offer. Check anything that matters against primary sources and qualified professionals before you act on it.

4Fair use and limits

  • Each connection gets 50 successful tool calls per calendar month (UTC). Invalid input and listing the tools do not count.
  • Up to 10 calls a minute per connection, under a service-wide daily cap.
  • Answers return at most 50 rows.

Limits can change to keep the service available for everyone; the docs page always shows the current ones.

5Prohibited use

  • Abuse: attacks, load testing, probing for vulnerabilities outside a good-faith report to the contact below, or anything that degrades the service for others.
  • Scraping the service: bulk extraction or systematic downloading of the data, or rebuilding the dataset from its answers.
  • Circumventing limits: creating many connections, rotating identities or automating consent to get around the quota, the per-minute limit or the bot check.
  • Unlawful use, or using the answers to make decisions about individual people (for example tenant screening).

A connection that breaks these rules may be revoked without notice.

6Sources and attribution

The data comes from public sources, credited in every answer: the U.S. Census Bureau (American Community Survey, 2020 Census, LEHD LODES), the U.S. Bureau of Labor Statistics (BLS), the Zillow Home Value Index (ZHVI) from Zillow Group, public county, city and state permit and entitlement records, and operators’ own public listing pages. None of these sources endorses this service. Keep the attribution when you reuse an answer.

7Changes to the service

The publisher may change, limit, suspend or discontinue the service, or any tool or data layer in it, at any time.

8Changes to these terms

Material changes will be posted on this page with a new effective date. Using the service after a change means you accept the new terms.
